What is a Base Price?

A base price represents the builder’s fixed list of included features that come standard with a home. It reflects the cost of the home before upgrades, structural changes, or homesite-related expenses are added.

Builders use base pricing to establish a consistent starting point for each floor plan. Base prices vary because each builder includes different features, finishes, and construction standards.

For example, Comerio Homes includes granite countertops as a standard feature, while other builders may list that as an upgrade. This is why comparing builders solely by price per square foot can be misleading, understanding what’s included matters.

WHY HOME BUILDERS USE BASE PRICING.
Base pricing allows builders to provide quick, consistent estimates. Once a homesite and selected upgrades are added, the final sales price can be calculated efficiently. This approach promotes fairness and transparency, particularly for builders who construct the same plans regularly.

WHAT IS INCLUDED IN BASE PRICING?
The base price includes a defined list of standard features outlined in each floor plan’s Included Features handout. These items are high-quality materials and finishes provided at no additional cost.

WHAT IS NOT INCLUDED IN THE BASE PRICE?

The following items are not included in the base price.

    1. Homesite Costs
    2. Buyer Upgrades
    3. Any additional allowance over what is included in the base price

DOES BASE PRICING CHANGE? IF SO, HOW OFTEN?
Yes. Base pricing is adjusted to reflect current labor and material costs. In dynamic markets, prices may change monthly. In more stable periods, adjustments are made quarterly or annually to stay aligned with industry shifts.

What are Site Costs?

Site costs cover the expenses associated with preparing a homesite for construction. This can include excavation, backfilling, trenching, piering, removing rock, clearing trees, or hauling debris. Because soil conditions vary, the exact costs can only be confirmed once excavation begins.

Every Comerio Homes floor plan includes a site cost protection allowance within its base price, based on the plan series. Additional allowances may be added for certain communities or lot conditions to account for unforeseen needs, a standard practice across Midwest homebuilding.

What is a Spec Home?

A speculative home is one that the builder begins constructing before it has a buyer. These are also called inventory homes. Spec homes are available for purchase at various stages of construction and may still allow for some customization depending on the timeline.

What is a Build Job?

A build job is a new home built specifically for a buyer who has signed a contract prior to construction. The buyer selects the floor plan, homesite, and personalization options before building begins, ensuring the home is tailored to their preferences.

Can we make selections if the home is already under construction?

In most cases, yes. The ability to make selections depends on how far along the home is in the construction process. To confirm what options are still available, please contact our team, we’ll be happy to review the build stage with you.
