We provide a comprehensive 1-year warranty designed to help keep your home functional, comfortable, and well-maintained after move-in. COMERIO HOMES WARRANTY

Comerio Homes offers a 1-Year Comprehensive Warranty on all homes. Here’s what to expect in the two weeks leading up to your closing:

WOW – WARRANTY ORIENTATION WALKTHROUGH:

This is the first of two walkthroughs conducted prior to closing. During the Warranty Orientation Walkthrough (WOW), we’ll:

  • Demonstrate how key systems in your home operate, including water shut-offs, HVAC controls, and other essential features.
  • Perform a room-by-room and exterior inspection, marking any items needing attention using the industry-standard 6’ rule and creating a punch list for completion.

When: Approximately 2 weeks before your closing date (to allow time to complete any identified items).

Duration: About 1–1.5 hours, depending on the size of your home. To ensure efficiency, we limit the number of attendees, turn off phones, and stay focused on reviewing each room carefully.

PRE-CLOSING WALKTHROUGH:

This is your final walkthrough before closing. During this meeting, we’ll review your previous punch list from the WOW and verify that all outstanding items have been addressed.

Any remaining items (such as landscaping, sod, or backordered materials) will be noted for final completion.

Please note that this is not a new walkthrough for additional items by this stage, all trade partners have completed their work, and your home has been cleaned and prepared for closing. Our goal is simple: to have zero items left before you receive your keys.


When:
Approximately 1 day before closing.

Duration: Around 30 minutes, following the same focused format as the first walkthrough.

EMERGENCY WARRANTY NOTIFICATION

An emergency is defined as any situation that poses an immediate danger or a substantial risk of significant damage to your home or its occupants. If such a situation occurs, homeowners are expected to take prompt and reasonable action to prevent further harm or property damage before professional help arrives. The first step in both emergency and non-emergency situations is to file a warranty claim online.

All claims must be submitted through our online portal. No exceptions. Taking immediate action and following the correct reporting process helps us respond quickly and ensures that your warranty service is handled efficiently and effectively.

WARRANTY FREQUENTLY ASKED QUESTIONS

WHAT TYPE OF WARRANTY DOES COMERIO HOMES PROVIDE?

1-year comprehensive warranty. Comerio Homes provides a 1-Year Comprehensive Warranty on all homes. This warranty is designed to ensure peace of mind by covering a wide range of essential systems, materials, and workmanship.

WHO IS RESPONSIBLE FOR DOING WARRANTY WORK?

If a warranty item is reviewed and approved for repair, the work will be performed by an authorized Comerio Homes trade partner who specializes in the appropriate service area.

WHO IS RESPONSIBLE FOR SCHEDULING WARRANTY WORK WITH A COMERIO TRADE PARTNER?

Once a warranty item has been approved, the homeowner will receive the contact information for the assigned trade partner. The homeowner is then responsible for coordinating and scheduling the repair directly with that trade partner at a mutually convenient time.
